From initial valuations and property photography through to viewings (both virtual and in-person), marketing your home cannot be underestimated. We’ve already extolled the virtues of professional photography when it comes to marketing, but there are plenty of other things you can do to increase the visibility and interest of your property.

How to Prepare

Presentation is a key part of marketing, especially when you are selling something important such as a house. A well-presented property can influence every stage from valuation to offer so making sure it is presented (and subsequently marketed) in the best possible way can be incredibly beneficial to the overall sale.

Clearly defining each space and giving it a specific function can have a big effect on the value of your house. Something as simple as a table could turn an open-plan, multi-function spare room into a family dining room- adding value to your house.

Also important is interior cleaning. Even if things such as furniture and white goods are travelling with you to your new location, having these things in good condition can help give the feeling of your house as a home- specifically their future home. Whilst your house doesn’t need to look spotless, overly cluttered or niche interiors may be off-putting and hinder a buyer from visualising themselves in the space. Moving house can be a great opportunity for you to review all your belongings and decide whether you want to bring it with you into your new home, so why not start the process early and de-clutter as you go?

And remember not to underestimate curb-appeal. Especially if you live near a well-trafficked road, prospective buyers may have driven past the house before, even with regularity and you don’t want a shabby exterior putting them off!

Marketing

Once you have your home sorted, the next step is to actually market it, and the best way to do this is to partner with Rushden and Wellingborough’s best estate agent. At Simpson and Weekley we have a wide range of materials and advertising platforms that we use to market your property, as well as valuable market insight and local knowledge to help guide you all the way through the transaction.

From high-quality print advertising, a sophisticated branch network, active social media platforms (you may have even found this article via social media), and eye-catching sales boards, we have your marketing covered. We also list each and every property on our website, with an increasing number offering 360° photography for a virtual-tour experience, and make use of third-party property sites such as Rightmove, enabling your property to reach an even wider audience.
